Selling
We operate on a No Sale No Fee basis with no hidden or upfront costs and you are free to use any solicitor or financial services provider you choose, however you would be wise to obtain a quote from our conveyancing team, especially as they are also No Sale No Fee and in most cases there is no charge for using our financial services provider other than the usual fees associated with arranging a mortgage.
Once instructed and a Home Information Pack (HIP) has been ordered or in the case of a property already the market, an existing HIP is in place, we will prepare a full colour brochure and aim to have your property on the websites as soon as possible for both national and international viewing. Your property will be matched against our growing database of buyers and any appropriate advertising compiled.
Once an offer is received, it will be communicated to you as soon as possible via phone, mobile, email, text and letter. Purchasers funding and position will be checked prior to putting any offer to you and any associated chain will be explained (to the best of our knowledge based on what we have been told).
Following acceptance of an offer we will prepare and forward a memorandum of sale to all parties concerned and then manage the process through to completion.
Advertising
We advertise our properties on this website which is growing in popularity and on rightmove.co.uk, the UK's largest website portal which receives around 10 million visits per month. We also undertake periodic local and national newspaper advertising and can prepare specific bespoke advertising at your request and cost.
For Sale Boards
For sale boards are not compulsory, but do attract attention from those looking to buy in your area and sometimes those who drive by and have said to themselves' if that property ever came on the market, I would buy it', however are not actively searching websites and newspapers. Our distinctive and effective for sale boards also help buyers travelling from outside the area to identify your property, normally once their sat nav' has got them close enough.

Home Information Packs (HIP's)
As of 1 August 2007, if you are selling a home with 4 or more bedrooms, you need a Home Information Pack to show to potential buyers. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. From the 10th of September 2007, homes with 3 or more bedrooms marketed for sale will require a HIP.
We work predominately with the two largest suppliers of HIP's, PSG and KeyHips. Our experience with both providers has been efficient and professional with quick turnaround times. Please feel free to contact us to discuss HIP's requirements in more detail.

We are members of The Property Ombudsman (Sales) and abide by the Code of Practice for Residential Estate Agents. This code of practice has achieved the approval of the Office of Fair Trading under its consumer goods and approval scheme.
